Move-in Checklist

First Month's Rent & Security Deposit

Your security deposit is due within 24 hours of Approval. First Full Month's Rent due at Lease Signing. Any pro-rated rent will be applied in the second month.

Move-in Date & Inspection

Your official move-in date and inspection will be scheduled at the lease signing. Inspection will be performed by a 3rd party technician, and a copy of the report provided to tenant(s) via the portal.

First Month's Rent & Security Deposit

Utility accounts for your rental property must be placed in your name immediately upon taking occupancy. Do this quickly to avoid losing access to utilities in your property. Use the button to the left to setup your utilities with our Concierge Provider.

Move-out Checklist

Notice of Intent to Vacate

We ask all tenants to kindly provide written notice of intent to vacate the property. Check your lease to determine your legal move-out date. We require 30 days notice, even if you're just moving out at the end of your lease.

Property Condition

Clean your unit only after it's vacant.

A professional carpet cleaning receipt is required. Shampoo Rentals are not accepted.

Please cut the grass one last time before moving. If it needs cut on walk through day, you may be charged for the cut.

Utilities

Utilities must stay on through the last day of your lease.

Turning in Keys

You will have a lockbox placed on your hose bib. You will leave the keys in the lockbox and let us know once the unit is vacant and ready for walk through.

Walk Through & Security Deposit

Your walk through will be scheduled only when your unit is vacant. We will not conduct a walk through unless the unit is empty, vacated and cleaned.

Your security deposit protects against potential damage in your rental home. When you move out of the property, we will perform a final inspection. If we identify any damage, we will schedule repairs and deduct expenses for these visits from your deposit. We will return your deposit and an itemized statement to you as quickly as possible. Texas law permits up to 30 days.
